Gregory Steinhauer

President

Gregory L. Steinhauer is a graduate of the Wharton School, University of Pennsylvania (1984) with a Bachelor of Science in Economics. He has spent his entire working career in all facets of construction and real estate development. He has been responsible for the design, development and construction of over 2.5 Billion dollars of vertically integrated urban large-scale development. He is a past Chairman of the Seattle Police Foundation and currently serves on the ASU, WP Carey School of Business real estate advisory board.  He and his wife Debbie support numerous charitable causes.

Larry Ice

Chief Financial Officer

Larry Ice is a former CPA and a seasoned real estate finance executive with over 34 years’ experience overseeing all aspects of commercial real estate finance, accounting and taxation for several of the Puget Sound area’s most prominent privately-held real estate development, ownership and management companies. The combined portfolios of the companies Larry has overseen have spanned various commercial property types and included significant holdings in office, hotel, multifamily, retail and industrial property totaling nearly $3 billion. During his career, Larry has structured, negotiated and placed debt and equity capital in excess of $2.3 billion.

Li Tan

Corporate Controller

Li Tan, as Corporate Controller, is responsible for overseeing accounting, financial reporting and investor relations. Li is a CPA with over 20 years’ experience working with companies in the real estate, telecommunications and manufacturing industries. Li resides in the Seattle area with her husband and two kids. She enjoys running, reading and travelling. Li is fluent in Mandarin.

Jason Chen

Director, Investments

Jason Chen is Director of Investments and is experienced in financial and investment analysis of Class A office, hotel, and mixed-use projects. He is responsible for underwriting new development projects, investment acquisitions & recapitalizations and maintaining existing portfolio cash flows.

Jason graduated from the Runstad School of Real Estate at the University of Washington with a master’s degree in Real Estate and is actively involved in the University’s Real Estate Alumni and Mentor Group. Jason is a CFA charterholder, member of the ULI and NAIOP and is an avid basketball player. Jason is fluent in Mandarin and Cantonese.

Anna Kaminski

Senior Property Accountant

Anna M. Kaminski serves as Senior Property Accountant. She is responsible for the timely and accurate reporting to internal and external users of the company’s portfolio financial information. Anna began her career in the real estate industry in 2009 at WPI Real Estate, a prominent single family house property management company in Seattle, WA, where she worked in property accounting. Mrs. Kaminski joined Steinhauer Properties in 2016 and has held positions of Property Accountant and Senior Property Accountant. She received her Accounting degree from the University of Koszalin in Poland. Since 2017 she has served as treasurer of the Seattle-Gdynia Sister City Association. Anna is fluent in Polish.

Brendan Smith

Senior Property Accountant

Brendan Smith is a graduate of Gonzaga University, with a double major in Bachelor of Business Administration in Accounting and a Bachelor of Business Administration with a Concentration in Finance. He is a certified public accountant and before joining Steinhauer Properties, worked as an auditor at RSM US LLP participating in audits across a variety of industries, including real estate. Brendan is an avid skier and also enjoys playing basketball while following the Gonzaga Bulldogs.

Tracie Reid

Property Accountant

Tracie Reid has been in construction accounting for 12 years, and property management accounting for 3 years. Her experience includes residential, commercial and retail construction. Tracie is responsible for all accounts payable for all aspects of company operations and development. Prior to Steinhauer Properties, Tracie worked in the financial retirement industry where she served a 5 state territory and earned her Series 6 and 63 securities licenses. Tracie enjoys the outdoors and spending time with her family.

Li Tan

Arthur Chang

Senior Managing Director Architecture

Arthur Chang is responsible for overseeing the design and entitlements for all new development. After receiving a Undergraduate Degree in Aeronautical Engineering from University of Michigan and a Masters of Architecture from Columbia University, he has had a distinguished career as Director of Design and Vice President of a prominent architectural firm. Over thirty years, he oversaw the design of a very diverse portfolio of projects types including office, multi-family, mixed-use and hospitality before joining Steinhauer Properties. Outside of work, Arthur and his wife May love to enjoy the outdoors, biking, climbing, and volunteering with the Mountaineers. Arthur is fluent in Mandarin.

Rory Sandstrom

Director of Development and Capital Group

Rory Sandstrom is Director of Development and Capital Group. He is responsible for identifying and executing development opportunities, sourcing capital and maintaining relationships with institutional investors. In his previous position, Rory was a fixed income portfolio manager and market maker at Citigroup where he managed a portfolio of risk in excess of one billion dollars notional. His mandate was to express views in high yield and distressed capital structures with an emphasis on homebuilder, hotel, REIT, and retail sectors. Rory holds an MBA from the Kellogg School of Management and is a certified public accountant.

Christine Cole

Senior Construction Manager

Christine Cole is a graduate of University of Washington with a Bachelor’s Degree in Anthropology. She started her career in residential home construction where she learned estimating and project management. She was hired as a project administrator and has worked her way up to senior construction manager. She oversees all of firm’s construction contract administration and is the liaison with the owner for SODO Builders largest projects. In her free time, Christine enjoys playing with her dogs and working in the garden.

Andrew Hilton

Managing Director of Construction

Andrew Hilton is responsible for overseeing all construction projects throughout the organization. Andrew is a fourth-generation builder with over 25 years of construction experience. Joining his family’s construction business at the age of 14, he quickly progressed from field laborer to estimator and, ultimately, project manager. Andrew attended California State University Long Beach, earned a degree in Construction Engineering Management, and shifted into commercial construction. With a background in project development and management, corporate structuring, and strategic partnerships, his expertise covers various market sectors. Andrew’s real estate development experience, design-build, and project management ensures Steinhauer Properties’ focus on project goals for cost, contract negotiations, and financial controls. He approaches projects with a collaborative, transparent philosophy and consistently demonstrates the Steinhauer Properties’ “can-do” attitude.

Andrew enjoys watching his son Ryder play baseball and daughter Piper play softball. If there is any free time Andrew is an avid Golfer. Andrew and his wife also enjoy remodeling and designing homes.

Yuri Moshinski

Chief Estimator

Yuri Moshinsky is Chief Estimator, focusing on providing accurate and detailed in-house cost estimates combined with overall project management. Yuri has a Bachelor’s Degree in Construction Management from the University of Washington. His extensive knowledge of design and construction methods allow for a thorough and creative implementation process which adds value, enhances design and helps keep projects on budget. He is also fluent in Russian.

Jeremy Truitt

General Foreman

Jeremy Truitt is a carpenter with 19 years’ experience who has become knowledgeable in all phases of both residential and commercial construction. Jeremy’s vast knowledge in the industry allows him to take on a variety of challenges, whether it be managing multiple subcontractors on a tenant improvement project or working one-on-one with people to help develop their skills.

Stacey Lange

Stacey Lange serves as Property Manager, assisting with the day-to-day operations of the buildings and interacting with tenants and vendors. She started with the company in 2013 as an assistant in the Tenant Services Department. Prior to joining Steinhauer Properties, Stacey worked in Residential Real Estate. Outside of work, her days are filled spending time with her family and friends.

Over his career, he has worked for CBRE, Equity Office Properties, and Wright Runstad & Company. His current responsibilities include daily oversight of the engineering team, partnering with the management team, planning/budgeting of all maintenance and mechanical capital improvements, direct client interaction related to engineering along with tenant, and vendor relations. While at CBRE, Kevin was on a select committee of Chief Engineers working with the Director to discuss and implement policies and procedures to promote high moral, education, and opportunities within the regional team of over 150 engineers. He currently participates in various BOMA activities.

Garret Fosmire

Building Engineer

Garret Fosmire is a graduate of Renton Technical College with a BA in applied science from the Commercial and Industrial Building Engineer program. He has spent the last 20 years in a variety of building operation and maintenance positions, including a decade in multi-event industry buildings such as arenas, conference centers, concert venues, and museums. Garret is a natural leader and maintains excellent working relationships with coworkers, tenants, and vendors.

Dustin Rader

Building Engineer

Dustin Rader is a Building Engineer with 7 years of engineering experience. Dustin is a fast learner and a capable multi-tasker, which has been incredibly effective for insuring that the properties are running efficiently. Dustin is also very attentive to details, which allows him to catch a problem before it becomes a bigger problem.

Nick Lyashuk attended Renton Technical College’s Commercial and Industrial Building Engineer program and began his engineering career with CBRE. His first accounts at CBRE included Amazon and Expedia, where he helped start up Expedia’s new Seattle headquarters. Before working as an engineer, Nick worked at the Valley Medical Center for 8 years. In his free time, he loves to enjoy the great outdoors of the beautiful Pacific Northwest and spend time with his wife and daughter. He also assists with lighting controls at his church. Nick grew up in Washington, but he was born in Ukraine and is fluent in both Ukrainian and Russian.
